About Kerkrade

Kerkrade is a town and municipality in the Eastern Mining Region in the province of Limburg. It has a population of just over 40,000. The name originates from the clearing of forest area. In 1104, the Abbey of Rolduc was founded as Kloosterrade. The place where Kloosterrade was located was called Kerkrade and became part of the Brabant Lands of Overmaas in 1288. Throughout history, Kerkrade has been in different hands, from the French, Prussians, and only later became part of the Dutch territory in 1816. In 1830, it came under Belgian territory again when Belgium declared independence, and later returned to Dutch hands in 1839 through the Treaty of London. Since then, Kerkrade has been definitively part of the Netherlands. It then grew from a small hamlet centered around a church to a larger town, due to coal mining.

Attractions in Kerkrade

If you're a resident of Kerkrade looking for something fun to do on your day off, there are plenty of places in the municipality for enjoyable activities. Kerkrade has a lively town center of reasonable size. There are various shops, cafés, and restaurants in the center for all your needs. The theater is also only a stone's throw away from the center. In the city’s shopping center, you'll find the typical retail chains common in many larger Dutch cities. So you can spend a delightful afternoon shopping, and then enjoy something tasty in one of the eateries.

Kerkrade hosts multiple cultural institutions worth visiting. There's a zoo, GaiaZOO, and a museum for industry and society, the Discovery Center Continium. Other institutions include the Rodahal, an events hall where events are regularly organized. The Kerkrade Theater regularly hosts performances. And the Rock Temple is a concert venue mainly for alternative bands like rock and punk bands.

One of the most historically important buildings is, of course, Abbey Rolduc, around which Kerkrade was built. It is the oldest preserved monastic complex in the Netherlands. Today, it functions as the major seminary of the diocese of Roermond and also houses a hotel and conference center. Another location worth visiting is the Botanical Garden Kerkrade, covering an area of 1.5 hectares and featuring over 190 plant families.

Kerkrade is part of the Limburg Hill Country, and you can take splendid walks through the hills surrounding Kerkrade. Kerkrade itself, with two districts on the Kerkrade Plateau, sits at roughly 150 meters altitude. This plateau borders the Anstelerbeek valley, through which the Anstelerbeek runs.

Renting a House in Kerkrade

If you're planning to live in Kerkrade, it's useful to first gather information about the different districts and neighborhoods. This way, you can select which districts are suitable for you before looking at properties. Each district and neighborhood has its traits, such as distance to the center and types of housing. The municipality of Kerkrade has eleven districts: Chevremont, Ham, Haanrade, Kaffeberg, Rolduckerveld, Holz, Kerkrade-Centrum, Mucherveld, Nulland, Heilust, and Gracht.

If you want to live in Kerkrade and have specific wishes for a home, it's smart to determine the requirements for your future home before you start exploring. This applies to the environment you want to live in: do you wish to live close to the center, or do you prefer a green neighborhood? You can also set the requirements for the house itself in advance: what type of property do you want, how many rooms should it have at least? Once you've outlined your preferences for housing characteristics, you can search specifically for a property that meets your requirements for both the home and the area. Some districts or neighborhoods might be immediately ruled out when considering your housing wishes.

Searching for a rental property in Kerkrade

People searching for rental property in Kerkrade can compare apartments around the centre, studios for smaller households and rental houses with several bedrooms. Starters, couples, families and cross-border workers have different housing requirements. Define your preferred property type, number of bedrooms, starting date and tenancy duration. Record your maximum total monthly costs too. Clear requirements and preferences let you respond promptly without losing sight of your budget or essential practical conditions.

Neighbourhoods and daily routes

Kerkrade-Centrum, Chevremont, Eygelshoven, Spekholzerheide and Rolduckerveld each offer a different combination of homes, greenery and connections. For every listing, assess the precise street and routes to work, schools, supermarkets, sports and healthcare. Position relative to a station, regional roads and the German border can affect everyday life.

Test your normal cycling, train, bus or car journey on an ordinary working day. When exploring an area, consider gradients, parking, traffic noise, lighting, green space and distance to stops. If you work in Heerlen, Aachen or elsewhere across the border, include busy periods and the final part of the route. A smaller home with a direct route may fit better than additional space in a less convenient position.

Comparing Kerkrade across Parkstad

A regional comparison can reveal additional possibilities. Alongside Kerkrade rentals, explore rental properties in Heerlen, homes for rent in Maastricht and rental housing in Sittard. If you travel towards Central Limburg regularly, rentals in Roermond may be relevant. Compare total costs, property quality, amenities and journey time together.

Renting an apartment or house

For an apartment, floor level, lift access, balcony, storage, sound transmission and service charges are important. With a rental house, the garden, installations, insulation and division of maintenance require more attention. In older buildings, ventilation, glazing and practical layout deserve additional consideration. With furnished accommodation, check the inventory and fee.

In addition to basic rent, calculate advances for energy and water, internet, local charges, insurance, parking and transport. Review available energy information and ask what the advertised amount includes. Check the deposit, income conditions, tenancy duration and starting date. Share sensitive data only through a trustworthy process and do not pay before the home and agreement can be verified.

Responding and viewing in Kerkrade

Write a concise personal response explaining your household, availability and reason for your interest. State why the location supports your work or family and refer to a specific property feature. Search alerts help you notice new supply promptly, while fixed selection criteria prevent time pressure from determining your budget.

During a viewing, assess maintenance, moisture, ventilation, noise, daylight, heating, storage and connections. Ask about planned work, additional expenses and handover. Read the complete tenancy agreement and review maintenance and notice. At key handover, document damage, meter readings, keys and inventory. Record the cross-border route, journey time and total costs to compare Kerkrade rental homes fairly.
